Case study
Four-bedroom farmhouse clearance, near Penrith
Services used
The situation
The executor, based in Bristol, had been appointed for her late uncle's estate. The property — a four-bedroom farmhouse with two large stone outbuildings — had been occupied for over 50 years and had not been cleared. The executor had never visited the property and needed the entire process managed remotely.
Our approach
We carried out an assessment visit within 48 hours of the initial call and sent a full written report with photographs to the executor and her solicitor in Kendal. We identified several items of potential value — vintage agricultural tools and a collection of early 20th-century ceramics — and arranged for a specialist valuer to attend before clearance began. The clearance itself took two days, with a further day for the outbuildings and a half-day for the garden.
Outcome
The property was cleared, deep-cleaned, and the garden tidied within eight days of the initial enquiry. The executor received a full written completion note for the estate file. The ceramics collection achieved £1,400 at auction — money that went directly to the estate.
"I was dreading this. I live 300 miles away and had no idea what was in the property. Legacy Property Services handled absolutely everything — they even found items I didn't know existed. I cannot thank them enough."
